WHAT WILL HAPPEN IF MY RENT PAYMENT IS LATE?

If you know that your rent payment is going to be late for any reason, it is in your best interest to contact your Property Manager as soon as you become aware of this. You may still be issued with a Breach Notice for Non Payment of Rent, however it will be noted that you contacted the office which will be important when rental references are needed.

If your rent is continually late it may lead to your tenancy agreement being terminated for non-payment of rent. You may also be listed on the National Tenancy Database as a defaulting tenant.

DO I NEED TO ASK PERMISSION FOR SOMEONE TO MOVE IN WITH ME IF THEY DO NOT WANT TO BE ON THE LEASE?

Yes. You must always notify your Property Manager if you wish to have another person reside at the property. This person must complete a tenancy application form, provide identification and be approved by the owner prior to moving in, regardless of whether their name will be included on the lease agreement.

I AM LIVING IN A BRAND NEW HOUSE. WHY ARE REPAIRS TAKING SO LONG?

If you are living in a new or near new home a lot of the appliances and fixtures are under warranty, meaning the repairs should be carried out by the builder or their nominated company, this can take longer due to the process required. Your Property Manager will keep you updated of the progress with the repairs.

HOW DO I GET REPAIRS AND MAINTENANCE DONE?

Repairs and maintenance should be reported within a reasonable amount of time and in writing.  You may do this by completing the online Maintenance Form or email rentals@macrorealty.com.au. Please note that we cannot take non-urgent maintenance issues via phone.

WHAT IS CONSIDERED AN URGENT REPAIR?

Urgent repairs fall into two categories, Essential Services and Other Urgent Repairs.

Essential Services
Essential services are a burst water service, gas leak, broken hot water system, sewerage leak or dangerous electrical fault. These must be reported to your Property Manager immediately as per our Emergency Procedures. The Owner has 24 hours to arrange for repairs to be completed.

Other Urgent Repairs
Any urgent repairs that fall outside the services listed above are considered non-essential. However, if not fixed, these might cause damage to the premises, injure a person or cause undue hardship or inconvenience to the tenants, therefore, the Owner has 48 hours to arrange for the repairs to be resolved.

WHAT SHOULD I DO IF I GET LOCKED OUT OR LOSE THE KEYS TO THE PROPERTY?

It is your responsibility as a tenant to make sure that your keys are kept in a safe place. If you contact your Property Manager during business hours, the office set of keys may be available to be loaned to you with a $100 holding cash deposit which is refunded when you return the keys. If you lose your keys, you can call a locksmith at your own expense. If the locksmith changes the locks/keys, you must notify your Property Manager immediately and supply a copy to our office within 24 hours of them being changed.

CAN I GET A PET?

If you have not been approved to have a pet at the property you must submit a written request to your Property Manager. Only once you receive written approval, sign a Pet Agreement and pay the Pet Bond of $260 are you allowed to have a pet at the property. Any damages caused to the property (including gardens) by an animal will be your responsibility to repair.

WHAT SHOULD I DO WITH MAIL ADDRESSED TO SOMEONE ELSE?

It is a federal offence to open any mail which is not addressed to you. If you receive mail that is addressed to another person please ‘Return to Sender’. MACRO Realty will not be able to accept or forward any mail.

SHOULD I GET CONTENTS INSURANCE?

We strongly recommend that you consider Contents Insurance to protect your personal belongings. An owner’s insurance does not cover damage or loss to your personal possessions.

CAN I PAINT THE WALLS A  DIFFERENT COLOUR AND HANG PICTURE HOOKS?

You must seek written approval prior to making any changes to the property including hanging posters or pictures on walls with Blue Tack or adhesive hooks.  Although some products say they will not damage the walls, this cannot be guaranteed as each property has difference surfaces and paint used.   If you receive written approval you should read the terms and conditions of this as it may require you to return the property to its original condition upon vacating.

HOW LONG DOES IT TAKE FOR MY RENTAL APPLICATION TO BE PROCESSED?

An average response time for an application to be processed is 48 hours after the completed form is received.

It is important for you to complete the application form in full. All checks will be completed as soon as possible and your application presented to the owner for approval once they are complete. Delays may occur if we are waiting for information from you.
